Homestead exemptions

The Assessor’s Office handles the application of Homestead Exemptions. If approved, it will exempt $1,000 of the assessed valuation of your primary residence.

How to Qualify
To qualify for a Homestead Exemption, you must meet the following criteria:

  • You must be the homeowner of record and residing on the property by January 1st.

  • The property deed must be notarized on or before January 1 and filed with the County Clerk’s Office on or before February 1.

  • You must be a resident of Oklahoma. If you are active duty military, you must claim Oklahoma as your home state of residency.

 

How to Apply
You can apply for a Homestead Exemption at any time. However, the application must be filed between January 1 and March 15 to be approved for the current year. An application filed between March 15 and December 31 won’t be approved until the following year. You can either apply in-person or by mail.

Renewing
If you have been granted Homestead Exemption and continue to occupy the property, you are not required to re-apply for homestead exemption. If you change your deed or move, you will need to refile.

Additional Homestead Exemptions
If you are the head of household, and you qualify for Homestead Exemption, you may also qualify for an additional homestead exemption. This will exempt you an additional $1,000 if the gross household income from all sources does not exceed $25,000 for the previous calendar year. W-2 and 1099 forms will be required to prove this.

This exemption must be renewed annually. It is the responsibility of the taxpayer to notify the Assessor’s Office if the gross household income exceeds $25,000.

Persons 65 years of age or older by March 15, or persons who are totally disabled and have proof of disability, and who qualify for additional homestead exemption, will not have to renew annually. However, it is the taxpayer’s responsibility to notify the Assessor’s Office if the gross household income exceeds $25,000.

How to Apply for Additional Homestead Exemptions
You must fill out Form 994 and file it between January 1 and March 15, or within 30 days from the date issued on a “Notice of Change in Assessed Value of Real Estate”.
